  • Not checking the planning regulations early enough. The first question should always be: Is a duplex achievable on this site, and can it be done under a Complying Development Certificate (CDC)?

    There’s nothing wrong with going through a Development Application (DA), but if you’re developing, the difference between a 6-week CDC approval and a 6-month DA approval can be a deal-breaker, both in time and financially.

    Always obtain a Planning Certificate from Council (or find it in the Contract of Sale) and speak to your local town planner, private certifier, or your architect before you commit.
